ANGEL COMMERCIAL LLC IS PLEASED TO ANNOUNCE THE FOLLOWING TRANSACTIONS:
May 2008 - Supermarket Lease Fills Building - International Farmers Market, a new international supermarket with specialty food products, has leased 3,950 square feet of warehouse space at 661 Lindley Street, Bridgeport, CT to accommodate their growing business. This lease now brings the occupancy rate of the commercial building to one hundred percent. The lease deal was completed to support the recent opening of the International Farmers Market 10,000 square foot retail store located at 2300 Main Street, Bridgeport, CT. May 2008 - Circle One Marketing Expands…Again - After only two years at their new 7,000 square foot facility at 10 Norden Park, Norwalk, CT, Circle One Marketing has expanded by an additional 3,300 square feet of Class A Office Space. Circle One Marketing is a full service advertising company with over 40 employees in Connecticut. Brett A. May 2008 – Construction Company Leases Warehouse Space in Stratford - Zeiss Construction Inc., a commercial contractor specializing in department store construction, recently leased ±2,900 square feet of condominium units at 10 Hancock Street, Stratford, CT, bringing the occupancy rate for the building to one hundred percent. The units will be used for storage and distribution purposes. Jon Angel of Angel Commercial, LLC represented both parties in this transaction.
May 2008 – Industrial Shop Moves within Stratford, CT - Black Forest Kitchens recently purchased 690 Surf Avenue, Stratford, CT from Bremser Technologies. Black Forest Kitchens, relocating from Bridgeport, will utilize the 3200 square foot industrial building for cabinet manufacturing. Related to this transaction, Bremser Technologies relocated their headquarters with the purchase of 305 Sniffens Lane, Stratford, CT. A family owned and operated machine shop since 1986, Bremser Technologies chose the recently renovated 8,160 square foot building to accommodate their need for additional space, its close proximity to I-95 and their desire to stay in the “business friendly” town of Stratford. April 2008 – Norwalk Company Relocates and Expands in Bridgeport DLTC Landscape Contractors has purchases 214 Central Avenue, Bridgeport, CT from Videira’s Paving Corporation for $950,000. Relocating from Norwalk, John Sweeney, founder and owner of DLTC since 1983, purchased the 8,600 square foot light industrial building on 1.07 acres based on the company’s expansion needs. April 2008 - Crown Relocations Moves to Brookfield - Crown Relocations, a subsidiary of Crown Worldwide, has leased 4,300 square feet of office space at 834 Federal Road, Brookfield, CT. Crown had been located in Westport, CT for the past three year. “We wanted to be closer to where our employees live” said Carmella Elletson, the Regional Director of Crown. Crown Relocations is an international mobility management, relocations, records management and logistics services company with over 100 offices worldwide. Brett A. April 2008 - Connecticut Discounts Leases Warehouse Space in Bridgeport - Connecticut Discounts, LLC has leased 5,559 square feet of warehouse space at 67A Poland Street, Bridgeport, CT. A wholesale distributor of dry goods, Connecticut Distributors, LLC relocated from Norwalk, seeking more space to accommodate their expansion needs. Syd Gordon of Angel Commercial, LLC represented both parties in this transaction.
April 2008 - Tuff Lawn Expands Industrial Space in Norwalk - Tuff Lawn Lawn Service, Inc. purchased 320 Martin Luther King Jr. Boulevard in Norwalk for $1,650,000 from MarrCom, LLC. The 10,000 square foot industrial building will undergo a complete renovation prior to the new owner occupying. Tuff Lawn Lawn Service, Inc., an independently owned lawn care company, has been delivering customer lawn care services for nearly two decades in lower Fairfield County. They recently expanded their services with the newly formed Fairfield County Tick Control, a division of Tuff Lawn. The Norwalk headquarters offers a central location in Fairfield County and the new building provides the increased space required for their expansion. Brett A. March 2008 - Industrial Building Sold in Bridgeport - 466 Lafayette Realty Corporation recently sold 461 Broad Street, Bridgeport, CT to 461 Broad Street LLC for $1,825,000. A portion of the 60,000 square foot industrial building was leased back to 466 Lafayette Realty Corp for use as a warehouse distribution center. 416 Broad Street LLC is also occupying a portion of the building and approximately 40,000 square feet of space is currently available for lease. Jon Angel of Angel Commercial, LLC represented both parties in this transaction and has been retained by 461 Broad Street, LLC as the exclusive leasing agent for the building.
March 2008 - Parexel Relocates to Newly Renovated Class A Office Space in Stamford - Parexel International Corp. has signed a long term lease for 13,000 square feet at the newly renovated Class A office building at 750 East Main Street, Stamford, CT. The Waltham, Mass. based company conducts clinical trials on behalf of pharmaceutical companies. Parexel will relocate to their new location in downtown Stamford from 181 Harbor Drive. Brett A. Sherman of Angel Commercial, LLC represented Parexel in their lease negotiations.
March 2008 - Local Church Gains New Home - A Fresh & Anew Outreach Ministries has entered into a long term lease at 2407 Fairfield Avenue, Bridgeport CT. The 8,000 square foot building was chosen for its highly visible corner location, abundant parking and close proximity to I-95. The Ministry, formerly housed on State Street, has been serving the Bridgeport community for many years. Syd Gordon of Angel Commercial, LLC represented both parties in this transaction.
February 2008- Industrial Buildings Change Hands in Stratford - Automotive Restorations has sold 1773-1785 Barnum Avenue, Stratford, CT an auto sales and repair facility relocating from Norwalk, CT. The 10,304 square foot building was chosen for its close proximity to Exit 32 off I-95 and for Stratford’s reputation as a “business friendly environment”. Brett Sherman of Angel Commercial, LLC represented both parties. This transaction follows Automotive Restorations’ purchase of 100 Lupes Drive, Stratford, CT, where they have relocated their facility to the 40,000 square foot industrial building. The need for additional space due to their growing business was cited as the reason for the move. Jon Angel of Angel Commercial, LLC represented the seller in this transaction.
January 2008 – Color Film Media Group Leases Manufacturing Space in Bridgeport - Color Film Media Group, LLC, a Darien company providing printed media for industries across the board, has leased 10,400 square feet of space at 540 Barnum Ave, Bridgeport, CT from Campus Office Park Associates, LLC. While the company headquarters will remain in Darien, the new space will be utilized for manufacturing, warehouse and associated office use.
